Parts of this market are still moving much faster than the national pace

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. That is the headline number everyone is watching. But here is what the local numbers actually show: in several parts of this market, homes are still moving at a pace that would surprise a lot of people.

The Real Estate Data Aggregator counted home sales across this market for the three months ending August 31, 2026. The speed numbers stood out most. In ZIP 21042, the western part of Ellicott City, 61.5% of homes went under contract within two weeks of listing. In Sykesville (21784), 61.3% did the same. For context, Realtor.com put the national median days on market at 62 days for homes sold in late October 2026. These two areas are not close to that pace.

Westminster (21158) actually led the whole market at 63%, per the Real Estate Data Aggregator. That area also saw the median sale price rise 14.9% year over year, to $459,500. More homes came to market there, up 37.7% in new listings, but buyers absorbed them quickly.

Where sellers are getting the most

Speed and price do not always move together. The Real Estate Data Aggregator shows that western Ellicott City (21042) had the highest median sale price in the market at $862,000, up 8% from a year before. Sellers there averaged 102.7% of list price, and more than half of homes, 55.7%, sold above asking.

Where the market is slower

Not every area looks like Ellicott City. The Real Estate Data Aggregator shows that Frederick (21701) had a median of 45 days on market, with only 36.5% of homes going under contract within two weeks. Frederick (21702) sat at 48 days. Mount Airy (21771) took a median of 33 days, and the share of homes going under contract in two weeks dropped 11.2 points from a year ago, to 45.4%.

Randallstown (21133) had the most supply pressure. The Real Estate Data Aggregator counted 3.1 months of supply there, up 1.1 months from a year before. The median sale price dipped 12.4% to $352,500. Pending sales fell 27.1%. Those numbers point to a market where buyers have more room to negotiate.

What rates are doing to the bigger picture

Freddie Mac reported the 15-year fixed rate at 6.68% as of October 22, 2026. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. That is a modest number. Realtor.com noted that national pending home sales were down 11.3% year over year in September 2026.

So nationally, higher rates are slowing things down. But locally, several ZIP codes are not following that script. The Real Estate Data Aggregator shows Columbia (21046) with just 0.8 months of supply. Sykesville's inventory fell 23.4% from a year ago. When supply is that thin, well-priced homes still move quickly, even at 7.32%.

What this means if you are selling

The Real Estate Data Aggregator shows that in Sykesville (21784), homes averaged 101.8% of list price, and that ratio rose 0.9 points from a year ago. In western Ellicott City (21042), it was 102.7%, up 1.1 points. Those numbers say that careful pricing and solid prep still pay off. Overpricing is still a risk, especially in areas where days on market are climbing.

In Mount Airy (21771), the median days on market grew 11 days longer than a year ago. In Frederick (21701), it grew 9 days longer. Sellers in those areas need to price with that in mind.

What this means if you are buying

In the faster parts of this market, the data is clear. The Real Estate Data Aggregator shows that more than 6 in 10 homes in western Ellicott City and Sykesville went under contract within two weeks. If you find a home you like in those areas, it probably will not sit. Having your financing ready matters more than ever at 7.32%.

In areas like Frederick and Randallstown, you have more time and more room. The Real Estate Data Aggregator counted 189 homes for sale in Frederick (21701) and 171 in Frederick (21702) during the same period. More choices, more days to decide.

In short
  1. Rates are at 7.32% per Freddie Mac, and the national market is slower for it.
  2. But the Real Estate Data Aggregator shows that parts of this market, especially western Ellicott City, Sykesville and Westminster's 21158 ZIP, are still moving at a strong pace.
  3. Supply is thin, prices are holding or rising, and well-prepared sellers are getting above list.
  4. Other areas, like Randallstown and Frederick, give buyers more breathing room.
  5. One street can read very differently from the ZIP code around it.
