Higher rates have not erased competition there.
To put that number in context: the National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. ZIP 21046 is running at a fraction of that.
How fast are homes going under contract?
Speed tells the real story. The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing, for the three months ending August 31, 2026. The range across this market is wide.

ZIP 21158 had the highest share: the Real Estate Data Aggregator counted 63% of homes going under contract within two weeks. ZIP 21042 was right behind at 61.5%, and ZIP 21784 at 61.3%. At the other end, ZIP 21701 was at 36.5% and ZIP 21702 at 40.2%. Same market, very different pace.
Where supply is tightest
ZIP 21046 had 0.8 months of supply, down 0.3 months from a year before, according to the Real Estate Data Aggregator. ZIP 21042 and ZIP 21784 were each at 1.2 months. ZIP 21133 was the loosest at 3.1 months, up 1.1 months from a year ago. That is a meaningful difference in how much leverage a buyer or seller has.
Are sellers still getting over asking?
In most of this market, yes. The Real Estate Data Aggregator counted homes selling above list price in every ZIP code tracked, for the three months ending August 31, 2026.
ZIP 21042 led with 55.7% of homes selling above list, according to the Real Estate Data Aggregator. That is up 7.9 points from the same period a year ago. ZIP 21157 saw the biggest jump: up 13.2 points, even as its median price dipped 4.4%. ZIP 21701 was the softest of the group at 27.5%, though still rising.
Prices: a mixed picture
Not every ZIP code saw prices climb. The Real Estate Data Aggregator tracked median sale prices for the three months ending August 31, 2026. Some moved up sharply. Others slipped.
ZIP 21042 had the highest median at $862,000, up 8% from a year ago. ZIP 21776 saw the largest price gain at up 19.6%, though it is a smaller market with only 23 homes sold. ZIP 21133 dropped 12.4% to $352,500. ZIP 21157 fell 4.4% to $473,200. Price direction and speed do not always move together here.
Days on market: faster in some places, slower in others
The Real Estate Data Aggregator counted median days on market for the three months ending August 31, 2026. ZIP 17331 was the quickest at 15 days. ZIP 21702 was the slowest at 48 days. That is more than a month apart.
ZIP 21042 was notably quick at 19 days, even though days on market there rose 11 days from a year ago. ZIP 21771 also rose 11 days, to 33. ZIP 21784 got 5 days faster, to 22. ZIP 21133 got 11 days faster, to 25. Not every ZIP moved in the same direction.
What the national picture adds
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. The national months of supply hit 4.9 months, the highest in over ten years. Realtor.com reported active listings up 6.7% from a year ago as of October 8, 2026.
This market is running well below those national supply figures. Most ZIP codes here are between 0.8 and 3.1 months of supply, according to the Real Estate Data Aggregator. That gap matters for how homes are priced and how fast they move.
