Some parts of this market are still moving fast despite higher mortgage rates
Rates are high. No sugarcoating that. Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. But in the tightest parts of this market, buyers are still moving fast and sellers are still getting strong results. The numbers from the three months ending July 31, 2026 tell a split story, and which side your home sits on matters a lot.
The rate picture
Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. That is a very different picture from what the Real Estate Data Aggregator counted here locally.
Where this market is still tight
Three ZIP codes stand out. The Real Estate Data Aggregator counted just 1 month of supply in 21046, 1.2 months in 21784 and 1.4 months in 21158 during the three months ending July 31, 2026. In each of those areas, homes are going fast and sellers are routinely getting over asking price.
Homes going under contract within two weeks
Speed tells you a lot. In 21784, the Real Estate Data Aggregator found that 65.1% of homes went under contract within two weeks of listing during the three months ending July 31, 2026. That share rose 7.5 points from the same period a year earlier. In 21042, it was 63.7%. In 21158, 62.1%.
Prices: a mixed picture
Not every ZIP code saw prices climb. The Real Estate Data Aggregator recorded a median sale price of $850,000 in 21042, up 4.9% from a year earlier. In 21043, the median was $650,000, up 13.5%. In 21771, it was $682,500, up 9.6%.
On the other side, 21784 dipped 4.1% to a median of $556,378. ZIP 21046 slipped 7% to $460,000. And 21133 fell 9.4% to $378,000. Prices can ease even in a tight market if homes are not priced right.
Sellers getting over asking price
In the tightest ZIP codes, sellers are still winning on price. The Real Estate Data Aggregator found that 54.4% of homes in 21784 sold above list price during the three months ending July 31, 2026, up 6.5 points from a year earlier. In 21042, it was 54.3%. Homes there averaged 103.1% of list price.
Where buyers have more room
Not every part of this market is a sprint. In 21702, the Real Estate Data Aggregator counted a median of 43 days on market, with homes averaging 99.6% of list price and only 33.3% selling above asking. Supply there was 2.3 months. In 21701, supply was 2.2 months and the median days on market was 36.
Nationally, a separate data point adds context. According to a report from a real estate data company, 44.7% of U.S. home sellers gave concessions to buyers in August 2026, up from 42.6% a year earlier. That is a national trend. In the tighter ZIP codes here, sellers are not giving much ground at all.

The Real Estate Data Aggregator has no counts for ZIP 21041. What we know about that part of the market comes from the national and regional website data above, not from local home-by-home counts.
- Rates at 7.03% (Freddie Mac, September 24, 2026) are real, and they are slowing some parts of this market.
- But the tightest ZIP codes, 21046, 21784, 21042 and 21158, still had less than 1.5 months of supply and most homes went under contract within two weeks.
- Pricing right still matters everywhere.
- One street can read very differently from the ZIP code average.
